Technical Specifications
Reinforced Concrete Structure
  • The frame will be constructed of reinforced concrete according to the architectural drawings and the current design regulations.
Brickwork
  • All walls as shown on the architectural drawings will be built with top quality bricks according to CYS 19:1989.
  • The external walls will be 25cm thick and generally the internal walls will be 10cm thick.
Insulation-Damp Proofing
  • The external walls will be insulated against rising damp with a damp proof bitumen course.
  • Lightweight concrete will be laid on all floor slabs for thermal and sound insulation. The rooftop and all patios on the first floor (covered and uncovered) will be insulated by asphalt insulation, type Derbigum Polyester 3mm thick.
Roofing
  • The roof will be constructed according to the architectural drawings and tiled with locally Portuguese Type tiles.
Woodwork
  • Internal doors will be of Italian Origin.
  • The kitchen cupboards,and benches will be of Italian Origin, up to a value of CYP £95 – per mtr. The bedroom wardrobes will be of Italian Origin up to a value of £95 – per sq.mtr
  • The kitchen work surface top to be fitted will be of granite up to a value of CYP £50 - per sq.mtr.
  • The main entrance will be constructed from solid oak wood.
  • The door fittings will be of a value of:
    • For internal doors C£20 – each
    • For entrance door C£ 50 – each
    • For cupboard / wardrobe handles C£ 2 – each
Aluminium Works
  • The double glazed windows will consist of two glass panes 4 & 5mm thick, one clear and one tinted (semi-transparent for bathrooms).
  • Aluminium profiles to be used will be the top range MU2000 and MU3200 series for opening and sliding doors/ windows respectively.
Metal Works
  • Banister for internal staircase will be as shown on the architectural drawings.
  • The external entrance and garage gates will be as shown on the architectural drawings.
Plumbing And Drainage Installation
  • Plumbing installation will provide:
    • Hot and cold water (from roof water tank and boiler) to all sinks, baths, kitchen taps and washing machine.
    • Mains water to the water tank, kitchen tap, and 2 water taps in the garden/yard.
  • Plumbing installation will be the pipe-in-pipe system.
  • A solar heater (with two solar collectors and a one cubic meter capacity cold water tank) will be installed. The plumbing installation will be pressurized using a pump.
  • The sewage of the property will be connected to a septic tank.
Sanitary Ware
  • The sanitary fittings for each villa including baths and/or paper holders, towel stands and mixers will be up to a value of C£ 1,200,00.
Air Conditioning & Central Heating.
  • Provision of the air conditioning,(Hot/Cold) split type units in all the bedrooms and downstairs living areas.
  • Full installation of central heating system with radiators, throughout the Property.
Electrical Installation
  • The installation will be designed according to the Cyprus Electricity Authority’s regulations and as indicated on the architectural drawings.
  • All electrical fittings, sockets, plugs, TV outlets and switches will be provided for as per the Architectural drawings.
  • All light points will be fitted with ordinary light bulbs.
  • Provision for both antenna & Satellite TV.

Flooring / Tiling
  • The flooring in all living areas and the stairs will be of ceramic tiles up to a value of CYP 14.00/M2. All flooring in the kitchen and bathrooms will be of ceramic tiles up to a value of CYP 8.00/M2 with the relevant skirting.
  • Bedrooms will be fitted with laminated parquet up to a value of CYP 14,00/M2.
  • External verandas will be covered with ceramic tiles up to a value of CYP 7,00/M2
  • All window sills will be of marble.
  • The bathroom walls and kitchen walls above the work surface top and up to the height of the door lintel, will be covered with tiles up to a value of CYP 8.00/M2.
  • The purchase and laying of any decorative tiles or borders in bathrooms and kitchen will be at the expense of the purchaser.
Wall Finishes
  • Internally the walls and ceilings will be covered with 3 coats of plaster finish, followed by a spatula layer before the emulsion paint, is applied.
  • External walls and ceilings will be covered with 3 coats of plaster finish & Sandex or Acrylic paint as well as decorative stone as shown on the architectural drawings.
  • The metal surfaces will be coated with 3 coats of oil paint.
  • The wooden surfaces will be coated with 3 coats of oil paint/ varnish.
External Works
  • The plot will be fenced (Boundary Wall) according to the site plan and the architectural drawings
  • The driveway and pool patio area will be finished with coloured patterned concrete.
  • Provision for a computerized irrigation system, as well as external lighting will be made.
  • An outside concrete and brick barbeque area will also be constructed as per the architectural drawings
Private Swimming Pool
  • The Villas will have a private skimmer mechanism, liner waterproof membrane type Swimming Pool 4mtrs x 8mtrs, inclusive of all necessary machinery.
Controlled Access (Security Of Private Property)
  • Provision for a burglar alarm system.
